  • Bolton Hall is a historic American Craftsman era stone building in Tujunga. Built in 1913, it was originally used as a community center for the Utopian community of Los Terrenitos. From 1920 until 1957, it was used as an American Legion hall, the San Fernando Valley’s second public library, Tujunga City Hall and a jail. In 1957, the building was closed. For more than 20 years, Bolton Hall remained vacant and was the subject of debates over demolition and restoration. Since 1980, it has been operated by the Little Landers Historical Society as a local history museum containing artifacts, photographs, documents, the old clock from the first Tujunga Post Office and memorabilia of Sunland-Tujunga and the foothill area.
  • McGroarty Arts Center is Historic Cultural Monument No. 63 of the City of Los Angeles. It was built in 1923 by John McGroarty, poet, Los Angeles Times columnist, and author who served two terms as a Democratic congressman from California. The building now offers instruction in art, music and performance, exhibitions, and hosts cultural events.
  • Angeles National Golf Club, at the base of the Angeles National Forest, is the only Nicklaus Design golf course in Los Angeles County and is an 18-hole, par-72 championship golf course.

Once a center for gang activity in the 1970s, the relatively hilly neighborhood experienced a growth spurt during the housing boom of the early 2000s, with many attracted by the abundance of Craftsman and historic homes at relatively inexpensive cost. The gentrification, improvement and growth has recently accelerated, bringing a rich assortment of affordable and upscale homes for sale.

Glassell Park is bordered on the north by Glendale, on the northeast and east by Eagle Rock, on the southeast by Mount Washington, on the south and southwest by Elysian Valley and on the west by Atwater Village.  The neighborhood is also near Burbank, Occidental College, Silver Lake, Downtown and Hollywood

The neighborhood is located in a relatively hilly region of Los Angeles. While the hills often provide spectacular views, they can also become unstable, as happened during the unusually wet 2004-05 rainy season, during which hillsides slid down and destroyed several houses.  Like many hillside areas in Southern California, hillside areas of Glassell Park are susceptible to wildfires, leading the LAFD to impose parking restrictions on certain streets during high-fire-danger “red flag” days.

Historically part of Rancho San Rafael, the land that would later become Glassell Park was granted in 1784 to Spanish army corporal José María Verdugo. Attorney Andrew Glassell received part of Rancho San Rafael from the lawsuit known as the Great Partition of 1871. Glassell eventually settled in the area with his family, after whom some streets, including Toland Way, Drew, Andrita and Marguarite Streets are named.

Near the center of Glassell Park is the Glassell Park Recreation Center on Verdugo Road. Along San Fernando Road next to the Los Angeles River is the recently renovated Rio de Los Angeles State Park, built on part of the Taylor Yard railway switching facility.

With homes for sale, this palms resort community is primarily comprised of single family homes constructed in the 1930s. Many actors of the 40’s and 50’s lived and vacationed in the community. It remains today a comfortable bastion of artists and creative retirees. Also home to the famous Movie Colony Hotel, the neighborhood is a short walk to downtown Palm Springs and the Palm Springs Art Museum. The real estate area is defined by the border streets of E Tachevah Dr, N Avenida Caballeros, E Alejo Rd and N Indian Canyon Dr.

There are two movie colonies. They renamed the area that our office is in to make it more fancy, which has worked well in real estate marketing. I mention it in case someone looks it up and gets confused. There’s also Los Palmas, which is where most of the stars lived.

Elizabeth Taylor’s old house (which she hadn’t been in since the 80’s) is renting for $5,000 a month and it’s tacky. Elvis’ house is back on the market. Celebrity houses are getting a high profile recently. Leonardo Di Caprio bought a house here. Sunnylands was re-done, and now the President keeps coming there, and that is a big deal to many investors.

It’s largely investment “party house” vacation homes that are the hot tickets right now. Many buyers are investing today, with plans to possibly retire in the property later.

The single family homes do not contain very many large families. Along with a large number of single retirees, the neighborhood also attracts a large number of gay, lesbian and GLBT community.  The Modernist style homes are a major attraction (the Modernist Weekend always results in sales). While the neighborhood begin in the 30’s, most buyers are attracted to the 1960s houses, and there are a lot of big-name, well-known architects attached.
