Impactful Real Estate News

THE GIVING SEASON – One of the Core Philosophies at our company is this: The size of the hole you give through is directly proportionate to the size of the hole you receive through. You could even say that ‘giving starts the receiving process.’ The point though is NOT to give to receive, just go give! After all, this is the giving season.   |   PDF

Why I Support Children’s Hospital:

I grew up right here in Southern California. Born at St. Francis Hosptial. I remember when I first heard about a young person close to our family suffering from a nasty disease and getting treated for that at Children’s Hospital. It was then that I began to pay closer attention to the work they do at that hospital. Since then, I have learned that it is a collection of hard-working health care professionals, most making their home right here in Southern California, all coming together for a common cause. That cause is to help young people overcome unfortunate health issues that life sometimes throws our way.

Being a Southern California native, I take pride in supporting in a way that I can the good work these people do at Children’s. My team rally’s around our annual goal of raising money and donating portions of our income to help Children’s in their quest to heal young people when they need healing. My team and I are committed to providing outstanding results for buyers and sellers referred to us by our past clients. I have discovered that Children’s Hospital shares similar commitments to their patients. And since their services survive on sponsorships and donations we are happy to contribute and proud to support them.

Medical Mystery

Doctors at Children’s Hospital team up to solve the puzzle of a child’s vision problems.

By Candace Pearson, Courtesy CHLA

One ordinary, random morning, when he was barely 5 years old, Reiter woke up and “he was a different child,” recalls his mother, Stephanie.  “I see two mommies. I see two daddies,” Reiter told his mom and his dad, Damien.

Reiter’s left eye was severely crossed, pointing inward and locked in that position. His depth perception was off and he was anxious. So were his parents. “I was terrified, to be honest — he wasn’t himself,” says his mother. “I went into a whole tailspin of ‘What’s wrong with my child?’”  What was wrong would turn out to be a puzzle that confounded a series of doctors and sent the family on a journey of scary and often contradictory diagnoses before they found their way to Children’s Hospital.

One doctor the family saw early on in 2010 predicted that Reiter probably had a brain tumor and referred them to an oncologist. Another thought he might have a rare neurological disorder. At times, Reiter’s double vision seemed to go away, then return.  Eventually, the family’s pediatrician, who had completed her residency at Children’s Hospital, turned to Eyal Ben-Isaac, MD, director of CHLA’s Pediatric Residency Program, and associate professor of Pediatrics at the Keck School of Medicine of USC.

Ben-Isaac is part of the cadre of CHLA specialists at the ready to help community pediatricians solve medical mysteries. “It’s our job to figure out those difficult diagnoses,” he says. “It makes pediatricians in our community more comfortable knowing they can reach out to us when their own resources are exhausted. Our goal is to help them help their patients.”

Ben-Isaac began researching Reiter’s symptoms. He saw why other doctors might have suspected a brain tumor (the double vision, abnormal eye movements). As he plowed through medical journals and textbooks, he narrowed down the possibilities in a process of exclusion.  One potential diagnosis stood out: benign recurrent sixth nerve palsy, a rare condition affecting the sixth cranial nerve that often occurs after a viral illness (Reiter had had a cold.) Damage to the sixth nerve causes the eye to turn inward. Ben-Isaac couldn’t rule it out, but there are no tests to confirm it.

In the meantime, ophthalmologist Talia Kolin, MD, took up Reiter’s case in The Vision Center at Children’s Hospital. An international referral center for children with complex eye diseases, The Vision Center is the only program of its kind in the U.S. with expertise in virtually every pediatric ophthalmologic subspecialty.  Kolin became concerned that some of Reiter’s symptoms resembled myasthenia gravis, a neuromuscular disease that leads to muscle weakness. The most commonly affected muscles include the eyes and face. The disease can progress very rapidly and even affect the breathing muscles, increasing the importance of a quick diagnosis.

So Ben-Isaac called on Mark Borchert, MD, director of the Eye Birth Defects Program and the Eye Technology Program at The Vision Center. Borchert was able to conduct a highly specialized test that, ultimately, showed Reiter did not have the neuromuscular disease.

With Reiter’s symptoms intermittent, the doctors decided the best course of action was to monitor him as he grew. “We needed more data and more time to follow Reiter and definitely figure out what he had and how best to treat it,” says Borchert.  Diagnosing a young child can be tricky, he adds. “They can’t always tell you what they’re experiencing because, at that age, it’s easy for them to ignore a symptom or to compensate for problems and not even know they’re doing it.”

Gradually, Reiter’s crossed eye and double vision seemed to go away. For about three years, he was largely symptom free. The family breathed a sign of relief—until this year. Reiter, now 13, told his mom that his double vision had returned. She immediately called Ben-Isaac, who once again turned to Borchert.  Borchert is accustomed to diagnostic dilemmas like Reiter’s. “What I do every day is a lot of puzzle solving,” he says.

To help confirm his suspicions, Borchert asked Reiter’s mother to bring in photos of Reiter over the years, starting from birth. “We used to call this a ‘shoebox biopsy,’ based on those days when people kept their photos in shoeboxes,” he explains. “Now the shoebox is a cell phone.”  He immediately noticed that Reiter tended to keep his chin down, starting early in childhood, and now even while on the soccer field or boogie boarding. That told Borchert what he needed to know.

He gave the family a new diagnosis: v-pattern esotropia, a form of strabismus, or crossed eyes, in which one or both eyes turn inward. “I didn’t have to be Dr. House to figure this out,” he says, referring to the fictional TV doctor famous for solving hard-to-diagnose cases.  V-pattern esotropia isn’t rare, but what is uncommon is how well Reiter coped with it. Many kids with vision problems tend to ignore one problem eye and look through the “better” eye. Reiter, who has 20/20 vision, didn’t use that strategy. He used both eyes so well together, he kept doing that, but tilted his head in compensation.

The good news is Reiter’s recent diagnosis of v-pattern estropia can be fixed with eye-muscle surgery. The date for surgery has not been set yet, but his mother and father are hopeful that when it happens, it will be the “end of the road” for Reiter’s vision problems.  “We’re so grateful to the doctors at CHLA—for their expertise and their answers,” says Reiter’s mom. For now, Reiter is too busy tackling eighth grade and kicking winning goals to worry.

The Power of the Other

People have a starlting effect on you. Parents know this. Most will fight to keep their child from associating with those they believe exhibit bad behavior. So much so they are willing to pack up their entire house and move across town or to another state, even country. They know their child’s well-being and future is at stake. Association WILL impact their child’s development. But for whatever reason, many of those same parents, and most people in general, don’t recognize the significance others impact their own life. #coreychambers

The Power of the OtherLet’s say I want to be a great leader. I should go hang out with and learn from great leaders. How about I need to lose some weight? Well, I can shed it much easier and faster going to the gym vs working out at home. Even faster, more permanent and cement better dietary habits if I go to the gym, have a personal trainer and associate with others already living out a healthy life.  #socalhome

Recently, the Broker and COO of our great real estate company handed me a copy of Dr. Henry Cloud’s book, The Power of the Other. In his book he makes it clear the power others have over us and why.  #realestate

Let’s say your plane lands, and the flight attendant says, ‘it is now safe to use your mobile phones”. You turn yours on and what’s the first thing that happens? You receive a message at the top of the screen that reads: ‘searching…’ or ‘searching for connection…’ or ‘searching for network’. Until the phone connects with the network, nothing happens. But when it connects, miracles occur, in the invisible world. The phones capabilities are now empowered to be all they were designed to be. It can now automatically download or fix bugs in the software; it can download new apps that enable it to do things I couldn’t do before.

Through this connection, all of the resources of the outside world are suddenly at your disposal and ready to provide benefit. Through this link, the phone connects you to the entire world, all of its information and knowledge, help and skill, to enable better performance. From this one connection almost, anything is possible. The phones surpass its previous limits… it can get bigger and better. But without a connection to the right network, that little device will never be able to do everything it was designed to do. Sure, it might still be able to tell you the time or see a calendar of your events or serve as a repository of previous communication and photos, but without a strong and steady connection, nothing new or better can occur. Without a connection the device has hit its limit. It continues to produce the same results you were producing on the plane even if you try harder.

Humans are exactly like that. You are like that; I am like that. From the moment we are born, the moment we land, a ‘chip’ inside each of us starts searching for a connection to the right network, one that will provide us with the energy and information (coding) to go beyond our present ability, experience, and performance. And this searching, this needing a connection, is not optional for any of us. It is hardwired and always on, even when we don’t know it in even when we don’t even desire it. As long as you are alive your heart and mind and soul will be searching for a connection. In others. Several others. A community that will bring life, all the ingredients of life that you need to get past the limit of your present existence and performance.  The need for connection begins before infancy and continues throughout life. If you are alive, you needed to thrive. We are fueled from the outside, from connection with others. Whether it’s a smart phone or a human, when the system can’t make a connection, it begins to run down. This is an indisputable reality. Humans need connection and their systems are always searching for ones.

Popular wisdom suggests that we should not allow others to have power over us, but the reality is that they do, for better or for worse. Consider the boss who diminishes you through cutting remarks versus one who challenges you to get better. Or the colleague who always seeks the limelight versus the one who gives you the confidence to finish a difficult project. Or the spouse who is honest and supportive versus the one who resents your success. No matter how talented, intelligent, or experienced, the greatest leaders share one commonality: the power of the others in their lives.

Dr Cloud
Dr Cloud

Combining engaging case studies, persuasive findings from cutting edge brain research, and examples from his consulting practice, Dr. Henry Cloud, in his book, argues that whether you’re a navy seal or a corporate executive, outstanding performance depends on having the right kind of interpersonal connections to fuel personal growth and minimize toxic associations and their effects. Presenting a dynamic model of the impact these different kinds of connections produce, Dr. cloud shows readers how to get more from themselves by drawing on the strength and expertise of others. You don’t have a choice whether others have power in your life, but you can choose what kinds of relationships you want.

Corey Chambers helped us to sell our home for 101% of asking price, all cash, 24% faster than the average sale in the building. Corey then helped us to find a larger home and to negotiate a fair price with repairs included. He was very responsive to calls and if he didn’t know the answer to a question that we had, he always found the answer out in a timely manner. We plan to use Corey again in future real estate transactions and highly recommend him to others.

Corey is the best realtor I have worked with by far. He is the most intelligent, intuitive, resourceful and creative realtor I have ever encountered. I will recommend him to everyone I know without any hesitation. He has been so patient with me which I really appreciate and has always listened to me. He had real conversations with me weighing the pros and cons of different options. He never once lost patience or got frustrated. I wish we could have made a sale for him instead of a rental. But hopefully when we are ready to put it on the market again he will still be in the business and still want to work with us. I am so happy to have found Corey. Please keep up the good work and I know you will be rewarded for your kindness and generosity and patience.

Corey Chambers helped us sell our condo. We were the first resale in the building. The amount of time it took for us to sell is just shy of 30 days and he got us $60,000 more than we were asking for. The comps in the area were not very good for us, but because we had an all cash offer, it worked out great for us. I would recommend Corey Chambers to anyone selling in the L.A. area. He is the best agent we’ve had, and a great representative. Because of our sale with Corey Chambers, we were able to put 20% down on a new purchase. We are currently in the Fullerton area, and we love it. Without Corey, we would not have such a stable financial situation with the 20% down. We are very grateful.

Indio Homes for Sale

INDIO HOMES FOR SALE   |   NEW HOMES   |   UNLISTED HOMES FOR SALE

IndioForSale.com
Indio (the Spanish word for Indian) is a city in Riverside County, located in the Coachella Valley 23 miles east of Palm Springs, and 127 miles east of Los Angeles.  The City of Indio grew into existence, starting in 1876, because of the need for a halfway point between Yuma, Arizona and Los Angeles where the Southern Pacific Railroad could refill its engines with water.  The first permanent building in Indio was the Southern Pacific Depot station and hotel.

Although Indio started as a railroad town, the local economy later revolved around agriculture. Today, real estate is among the largest of Indio’s industries.  #indio #homes #forsale

Homes for Sale, Indio CA

Indio developments and neighborhoods include: Bella Vida, Desert Collection, Desert Trace, Foxstone, Fred Waring, Generations, Haciendas, Indio Blvd, Indio Blvd / Jackson Street, Las Brisas, Miles-Clinton, Montecello II, Mountain Estates, North Indio, Pallazo, Paradiso, RCB Resort,  Regency Park, Sandhurst Cove, Shadow Hills, Shadow Hills Villas, Shadow Ranch, Silverwood, Sonora Wells, Sun City, Sun Gold, Sun Gold Park, Talavera andTerralago,

The USDA built the “Date Station” in Indio in 1907 and performed scientific research on the fruit that grew to be a major part of Indio culture.  This research helped turn the Coachella Valley into the leader of date production with exports shipped all the way to the middle east- the County Fair became known for its theme featuring dates and Middle Eastern styles.

Coachella and Thermal became larger cities than Indio for a time, but Indio retained the name as the “Hub of the Valley”, and by the 1930’s it was a thriving city which outpaced its neighbors and incorporated.  On September 6, 1930, storekeeper Fred Kohler received the first official business license from the city.  Visiting soldiers from Patton’s training grounds in Chiriaco Summit located 30 miles to the east also helped the city to grow.  After the recession of the late 2000s, the local economy has rebounded and wealthier residents have moved in fueling something of a real estate boom.

High mountain ranges on three sides of the Coachella Valley contribute to its year-round warm climate, with some of warmest winters west of the Rockies.  Indio has a warm winter and hot summer climate.  Low temperatures in the winter average a mild 62°F, but summer highs can reach 120°F during the day time and night lows often stay above 82°F.  Average annual precipitation is under 4 inches with at least 348 days of sunshine per year.

Indio has its own police department.  The city contracts for fire and paramedic services with the Riverside County Fire Department through a cooperative agreement.  Indio has 4 fire stations housing 4 engine companies, 3 paramedic ambulances and 1 truck company.

Economy

County Fair and Date Festival, Indio

Year-round agriculture and tourism are the two major sources of revenue for the city with the majority of tourism between October and May.  Indio is one of Southern California’s most important agricultural regions, and still grows most of the nation’s crop of dates.  The area has seen some decline in agriculture however, as new residential development has pushed the date and citrus groves and vegetable fields to the south and southeast of the city.  Travelers from around the world still can stop by Shields Date Gardens though, where a large retail store is still maintained next to State Highway 111 in Indio.  Over the past decade, most new jobs have been in the retail and hospitality industries with many hotel and golf resorts being built in the area.  There is some light industry in the city dating back to the 1960’s with companies producing ammunition for the U.S. military, train engines for Southern Pacific, and even moon rover and computer parts for the Apollo moon landing program.

Many corporations have also located offices in indio because of the low cost and easy access to major transportation routes.  Some of the businesses include fruit packing and shipping firms, United States Filter Corporation, Guy Evans Inc., Dimare Fruit Co., West Coast Turf, Sun World Inc.; and move-in companies such as Borden, Coca-Cola, Ernie Ball, Ernst and Young, Ferguson, Fulton Distributors, Guthy-Renker, Pulte Homes, Sunrise Company, SunScape Tech and Tala Industries.

There are two Native American owned casinos in and near Indio: the Fantasy Springs Resort Casino, owned by the Cabazon Band of Mission Indians, and the Spotlight 29 Casino, owned by the Twenty-Nine Palms Band.

Southwestern Art Festival

The Indio Chamber of Commerce has made the city’s official nickname “The City of Festivals” because of the many festivals and special events held there annually.  Two major annual festivals held here are the National Date Festival and the Indio International Tamale Festival.

The Riverside County Fair and National Date Festival are held each February at the fairgrounds, located on Highway 111 in the heart of Indio.  Since 1947, this festival has celebrated the the Coachella Valley date fruit crop because of its importance to the regions economy and culture.

The Tamale Festival is held each December on the streets of Old Town Indio and is one of the world’s largest tamale festivals with 120,000 in attendance for the Dec. 2000 event.  The festival also once held the record for the world’s largest tamale, over 1 foot in diameter and 40 feet in length!

SoCal Home Blog Newsletter Feb 2018

 Love Remedies Many Wrongs

February is about Valentine’s Day, when many of us scramble to ensure that those who are close to us KNOW that we love them! After all – Love is a many splendored thing.  While love for our family and friends is the most important, I think it’s also important to express my love for helping people find a home where their heart is.  #socal #home #news

My favorite love description is: Love is patient, Love is kind. It does not envy, it does not boast, it is not proud. It is not rude, it is not self-seeking, it is not easily angered, it keeps no record of wrongs. Love does not delight in evil but rejoices with the truth. It always protects, always trusts, always hopes, and always perseveres.

I could go on with several more examples like – Love Your Neighbor as Yourself, even go all business on you with accolades about how much we love doing business with you, or how much we love your referrals and more – but, the point is we do love helping people to sell and to buy real estate. And those people say that we are good at it!

Also included with this month’s newsletter is a story about a very special 11 year-old boy with a 10 year-old heart!   #coreychambers

Please know that my team and I are eager to help anyone you know wanting to make a move, so much so, that we are willing to make an offer that they will LOVEANDthe Kids at Children’s Hospital Los Angeles will love too.

For the month of February, for anyone considering making a move that you refer to me, we will guarantee them in writing their home will sell or we’ll buy it at a price acceptable to them. We just need to agree on the price and possession date with the seller.

Just like we are thankful for you and your business, I am confident your referrals will be thanking you for pointing them in the right direction to getting their home sold fast!

And remember, YOUR referrals really do help Children’s Hospital of Los Angeles…

We are still on a mission to raise $25,000 for Children’s Hospital of Los Angeles. We do this by donating to them a portion of our income from homes we sell. As you may know, Children’s Hospital of LA does miraculous work in helping kids fight through and survive some of the worst life threatening diseases like cancer and Non-Hodgkin’s lymphoma, leukemia.

BUT — they rely on Sponsorships and Donations to continue providing a uniquely supportive and healing environment. Donations also benefit families by helping to keep overall expenses as low as possible. So, YOUR REFERRALS REALLY DO HELP THESE KIDS!

Referrals help the kids at Children's Hospital Los AngelesWe are on a mission to raise $25,000 for Children’s Hospital Los Angeles (we have already raised over $2,500).  Kids under the care of Children’s Hospital are more likely to survive serious diseases and cancer.  BUT, Children’s survives because of our sponsorships and donations.  So, the Corey Chamber’s Team makes it a point to donate a portion of our income from selling homes to help support the great work that they do.  Your referrals REALLY DO help the kids!

With that in mind — whom do you know that’s considering buying or selling a home?  When you refer them to my real estate sales team, not only will they benefit from our award-winning service, but we donate a substantial portion of our income on every home sale to Children’s Hospital.  It’s easy to refer your friends, neighbors, associates or family members considering making a move.  Go to www.ReferralsHelpKids.com and enter their contact info online or forward the link to those whom you know are considering a move OR you can always call me direct at 888-240-2500.

I want to make it easy for you to refer your friends, neighbors, business associates, or family members considering making a move, so here are some convenient options for you:

  1. You can go online to www.ReferralsHelpKids.com and enter their contact info and we’ll take care of contacting them

I want you to know that you and your referrals mean more than ever to my team and me.  As we take great strides in 2018, please know we are extremely thankful for you being a special part of our business.

Why I Support Children’s Hospital of Los Angeles

I grew up right here in Los Angeles. Born right nearby at St. Francis Hospital. I remember when I first heard about a young person close to our family suffering from a nasty disease and getting treated for that at Children’s Hospital Los Angeles. It was then that I began to pay closer attention to the work they do at that hospital. Since then, I have learned that it is a collection of hard working health care professionals, most making their home right here in the Los Angeles area, all coming together for a common cause. That cause is to help young people overcome unfortunate health issues that life sometimes throws our way. Being a Los Angeles area native, I take pride in supporting in any way that I can the good work these people do at Children’s. My team rally’s around our annual goal of raising money and donating portions of our income to help Children’s in their quest to heal young people when they need healing. My team and I are committed to providing outstanding results for buyers and sellers referred to us by our past clients. I have discovered that Children’s Hospital Los Angeles shares similar commitments to their patients.

And since their services survive on sponsorships and donations, we are happy to contribute and proud to support them.

Remember, I want to make it easy for you to refer your friends, neighbors, business associates, or family members considering making a move, so here are those options for you again:

  1. Visit www.ReferralsHelpKids.com and enter their contact info and we’ll take care of contacting them
  2. Just pass along the internet address, www.ReferralsHelpKids.com, to anyone you know who might be considering a move
  3. Contact us directly at 888-240-2500

Thanks again!

The Village at La Floresta is bustling with activity since Whole Foods Market opened its first North Orange County location in February 2017.  Whole Foods anchors the new retail hub located in the mixed use master planned community of La Floresta in Brea.  The occasion was marked by inviting Brea’s Mayor to participate in a bread-breaking ceremony with Whole Foods team members, city officials and the community.  At the event, shoppers received free samples and the first 300 people to enter the store received reusable shopping bags.  Kids enjoyed bag decorating with vegetable stamps.  There were also food demonstrations, a DJ and a photo booth.

Whole Foods Market and Retail Center

What makes this a special shopping and dining experience at the Village is Oasis, a $2.5 million dollar kinetic sculpture designed by artists Douglas Hollis and Anna Valentina Murch.  Located just outside the front doors of Whole Foods, the art piece was celebrated by the community on April 9 where Hollis, local dignitaries and members of the project team including La Floresta Project Manager Ivan Jimenez dedicated the art piece.

La Floresta Swim Club will offer a place for residents of the all-age neighboorhood to meet and play in a one-of-a-kind building with Spanish-Romantic architecture reflective of the residential architecture sprinkled throughout the community.

The expansive private Club offers indoor multipurpose rooms and a catering kitchen, as well as an outdoor pool, spa, showers and a dining patio with barbecues and seating for small parties. The thoughtful designs are reflective of the multi-generational residents who will be using the Club.  Residents and their guests can enjoy a recreational lawn, fire pit and interactive water feature for children.  The Club is surrounded by beautiful, lush landscaping including mature trees, plants and flowers.

Residents living in La Floresta will reap the benefits of the Brea Olinda Unified School District’s commitment to excellence including a newly constructed elementary school within walking distance from their homes.

Athletics are also engrained into Brea’s community culture. BOHS athletic teams have won perhaps more league championships than any other Orange County school over the past quarter century. Team sports, such as basketball, football, soccer, track & field, swimming, softball, baseball, golf and volleyball have enjoyed great success and continue to rank among the top contenders in the Century League.

Outstanding arts and vocational programs are prevalent at all school levels. Baldwin Village Homes For Sale

Baldwin Village, developed in the 1940’s and 1950’s, was originally known as “The Jungle” because of the many tropical trees and plants growing there at the time.  The neighborhood is now officially a part of the Crenshaw district, but retains its uniqueness due to the original style of some of buildings such as the “tropical-style” apartment buildings and the influence of affluent Baldwin Hills which is adjacent to the south.  Other nearby neighborhoods include Blair Hills, The Village Green, Crenshaw, and Leimert Park.  The north-east border of Baldwin Village is defined by W Martin Luther King Jr. Blvd., a short section of Rodeo Rd. on the north, South La Brea Ave. to the west, and Baldwin Hills to the south.  Recent investment and redevelopment of the area have boosted the area economically by adding and planning retail stores and a future medical facility which will feature a walking path an outdoor plaza.  Some of the nearby attractions and businesses are the L.A. Coliseum, Exposition Park, the University of Southern California, Staples Center, L.A. Convention Center, and the California Science Center.  The closest freeway is the I-10 which then allows fast access to the I-405 and I-110.  With its central location offering easy access to the rest of Los Angeles, historic houses, and luxury condominiums, Baldwin Village is a prime area for those wishing to own their own home!

Palms Homes For Sale
Palms Homes For Sale

Palms, originally known as “The Palms” prior to the 1920’s, is a neighborhood in the west-side of Los Angeles.  Founded around 1886, Palms is the first neighborhood to be annexed to Los Angeles, in 1915.  Originally marketed as an area for agriculture and vacationing, Palms is today primarily a residential community, with single family homes, apartments, condominiums, and commercial zones.  The area is named for the 5,000 palm trees said to be brought in and planted, along eight miles of streets near the Southern Pacific train depot, by land developers in 1886, with this year considered to be the birth date of Palms.  While the neighborhood has no official boundaries, it is generally defined by Venice Blvd., the I-10, and the I-405.  Palms lies just west of Culver City, east of Mar Vista, and south of Cheviot Hills.  Palms lies about 9 miles west of downtown Los Angeles, and 5 miles east from the beaches of Santa Monica.

In addition to single family homes, common architecture in Palms includes duplexes and triplexes, with most structures built in the Spanish Colonial or Craftsman style.  During later years, larger multifamily buildings were constructed to provide more affordable housing after the City of Los Angeles rezoned most of the area.  Properties in the area are highly sought after both as owner-occupied homes or as rentals which are in great demand.  Palms is served by the Metro Expo Line and multiple bus routes.
